11/8/06 Update: We live in a great block. The 3 houses directly on the other side of the street from me were in the first SE Seminole Heights Holiday Home and Garden tour in 2004, including the famous Lasater/Olivarez house. Caty-corner one street over is another house from the first home tour. Former City Council member and now just elected County Commissioner Rose Ferlita's drugstore is 2 blocks away. I get my prescriptions refilled there and share concerns and discuss politics with her at the same time. I walk my dog past former City Council Member and just elected County Commissioner Kevin White's house (home tour house in 2005) every morning (two blocks north of me.)

Cuz we don't get the riff raff from Nebraska (hookers) west of 275 and we're near two parks on the river and Henry and Ola.
All in all, the west side of 275, especially north of Hillsborough is by far the best part of SH.
I agree that between Hillsborough and Sligh and between Central and the River may be the best part of Seminole Heights that I've seen. The houses may not be as big as those on the south side of Hillsborough, but there seems to be unparalleled pride of ownership in the upkeep of most of the homes. We considered 5-6 different areas of SH when we moved 2 years ago and we've been very happy with it.
Wow, $211 per square foot... considering how soft the housing market is right now, do you really think you'll get close to that?
I'm by no means a real estate guru (I'm more of a mutual fund guru), but knowing what I know about the area, I'm thinking $165k is closer to what you'll actually get...about $184/sq ft
I agree with above entry. Blogger obviously feel for the old "I can get you a million dollars for your house" line from a typical realtor. It's amazing what somewhat intelligent people with believe!!

I was able to get over 250 a square in the same hood. It's not all about square footage in this area, it's about the quality of the home. Sure you can buy a home for 180 a square, but how much will it cost you to rehab correctly?
I love it. I'm passing it on to my brother and his wife out west, maybe they'll buy, it's their style.
The "other" side of 275 is nice, to be sure. But this side has many perks. Hampton Terrace is a jewel of a neighborhood. SE Seminole Hts has Giddens Park and the dogpark and an awesome civic association that offers great events and team spirit. The porch parties are a great way to start the weekend. The entire Seminole Hts area is changing for the better. For one, the three neighborhoods are mingling more which makes it seem more like a community united.
I would'nt even consider living west of Florida ave.
IMHO the area between the river and Florida and Sligh and MLK is the best place to live in the hood. Last time I looked it also had a much lower crime rate than the area west of Nebraska ave.
I do agree with the above poster on the SE Seminole heights civic association, they are the best!!

I'm assuming you really mean east of Fla.......in MHO you could not afford South of Kennedy (SOK) so you bought up here with your haunty better than thou opinion - I think you would probably fit in well in New Tampa also.
I had a choice when I bought in the neighborhood and I choose "neighborhood" over curb appeal - which by the way is not lacking in our SH area. Having a false sense of security by looking at the police stats is sad. I throughly love living in Hampton Terrace area with it's weekly potlucks, Pumpkin parade, Santa float, tacky present party, Cinco de Mayo party, etc, etc, and yes even "Hooker Patrol" - that tells me that my neighbors care and are willing to make a difference in an area they call home!
I think it time for you to go pay your yardman and pool boy - you're house is looking a little rundown in comparison to your neighbors on the "better" side of the hood.

When we moved into Hampton Terrace, anything East of the freeway was pretty much ignored. There was a general feeling among the folks in the "historic district" that the freeway was the barrier between the seedy parts of SH and the nicer parts. Housing values reflected this.
In the last three years this has pretty much evaporated. Housing values in Hampton Terrace have occasionally been higher than those in the other historic district. The potlucks mobilized the neighbors to fight the hookers and eventually become active in OSHNA. Hampton Terrace and Evelynn City are well-represented in crime watch and OSHNA.
As OSH began to identify as larger than just the local historic district, SESH started to revitalize. In the last two years, SESH, SSH, and OSH have started to identify more as just "Seminole Heights".
There are rough pockets, there are pockets of pristine homes, there are areas where people are friendly and where people aren't. SH has a little bit of everything. Diversity. Isn't that why most of us live here?

Some idiot on my street decided it was a good idea to keep chickens and (at least one) rooster in his back yard. The F'n rooster starts about 5:30am each morning. I called the cops and filed a complaint but they're still there.
Anyone know if it's legal to keep chickens in the city limit?
I think you should ask your neighbor to leave the chicken coop gate open at night and let them battle it out with SH's stray cat population.

Chickens are considered farm animals and as such are not legally permitted in the city. There may be a few grandfathered argicultural uses in the city but know of none in Seminole Heights
I disagree with the earlier poster that the west side is nicer. There are way too many "old" car lots on Florida Avenue and I believe that you will see Nebraska advance much faster. Rarely do you see the hookers, and it is now getting more and more new business. There is still many vacant lots that can be developed. Drive by and take a look at the commercial property they are constructing at New Orleans and Nebraska. It looks like it will be beautiful! Ybor just sold so maybe the new owner will take down the fence, clead up the lot, fix up the building and put in real parking what a difference that would make. In addition, the roof-less building was demolished, the beautiful victorian is almost rehabed. All in all it is really lookin up.
On Florida, these dealers have been there for years and are fighting progress tooth and nail. It will be a long battle.

I have to disagree - there are several carlots for sale all starting about $800,000 and up - aren't you gonna start your Mom & Pop business on a lot costing $800k that has chainlink fences and piles of dog poop and not much else - those lots will be changing hands any minute now. (Just kidding!!). I hope the momentum continues for both sides of the interstate - it's good for all!
Dear NOH and WOF snoots. Please take a drive down Nebraska Ave south of Hillsborough to MLK. There are two things you will NOT find here: HOOKERS and CAR LOTS!! We even have new construction going up. New offices, new restaurant etc. We have a wonderful variety of businesses here that are proud to take good care of their properties and the place looks GREAT!! I live just 3 blocks north of MLK on the east side of Nebraska and I could NOT BE HAPPIER!! There have been several homes sold here in SESH for well over $300K. We are organized, we have a good time and we all love it here!! Proud SOHEON here!!
We're all part of SH, the pissing contest is getting annoying. Each area has it's appeal and each has it's problems. Working together we can improve the entire area, but this fragmenting attitude of "my neighborhood is better than yours" is counterproductive and childish.
And because information is more useful than conjecture and wishful thinking.

There may be fewer hookers on Nebraska, but they're still there. A drive down that section most evenings will still net at least one sighting if not more.
Again, only by working together and respecting all of our neighbors can there be positive change for the neighborhood as a whole.
Actually, I was speaking to someone from SESH and they mentioned that they now have a couple of "compounds" that have appraised well over $400K. Go Figure!
