Garage Apartments

"My husband and I are looking for a house to purchase in Seminole Heights . Are you aware of any restrictions regarding building a garage apartment on the property? Or who I would contact to get the information. If you could point us in the right direction that would be fantastic."

Come to the next SESHCA General Membership Meeting on ATuesday the 18th. Guest speaker, Tom Snelling will be speaking on building permits, the overlay and related subjects Tom is the City Deputy Director of the Building Department.

You can call the zoning office to see if you are zoned to have a garage apartment or if you need to apply for a variance to do it.

The typical RS zoning in Seminole Heights prohibits the building of a "second" home on the property for rental purposes, which is interpreted by the presence of a kitchen. You can add living space, attached or non-attached, but without a zoning change, you will not be able to rent it out.

There are many, me included, who would like to see garage appartments (only where the main house is owner occupied) in Seminole Heights. At one time, this is where transitional housing was for young couples, people with debt problems, graduates, singles etc.

I'm selling my 1925 bungalow right now, it has a garage apt in the back. The apt (1 bed, 1 bath) is 480 sq ft and the main house is 1322, 3 bed 2 bath. We are asking $315,000, post if you are interested and I will post my email, thanks.

My wife posed the question...thanks to everyone for their comments! Do not think we will be able to make the SESHCA meeting as we are in Gainesville, but she did call code today as recommended by 8:35 AM anonymous.

I have a double lot (96 x 105). Do you know if these restrictions apply in my case?
What if it's not for rental?

Do you think anyone here is a zoning inspector.
Call them.
You could just hire a good attorney.
