Office Space

Is that a house or business.. Whats is it zoned for?
It is zoned as an RO-1 (home or office). It was a recording studio before and basically butchered inside. The upstairs is ready to go. My huaband is in the downstairs now, but it still needs a lot of work as does the outside. And to answer everyone's first question they ask.... Yes, we will be opening the front porch! It will have to be one of the last things since it is housing a whole bunch of lumber. It is better in there than in the yard. Trust me, I want it open more than you guys! Thanks for the kind words. Okay, how much and how many SF?
My husband thinks it is 1038 sq ft. It has 3 large rooms with an adjoining hallway, 2 private stairwells and one restroom. We could divide space to seperate renters too if need be, but would prefer one renter.As for the rent we still haven't figured it out. I am still trying to find out what the rent per sq ft goes for at Giddens place. That would be a fair comp. Does anyone know?
Giddens Place would not be a fair comp, it's zoned commercial. I may be wrong but i thought RO-1 zoning was for a resident who lives on site but also would have a 1 office. (exp. 1 accountant or 1 lawyer who works out of their home.) It's sound like you are trying to run mutiple commercial entity's out of a residential piece of proprety.
Please don't jump to conclusions. Before paying the hefty price tag we did for something that is taking well over $100,000 to properly restore I spoke with my best friend who is a land use attorney. I just hung up the phone with her before responding to you. RO-1 is "residential office low to median density" it "allows the conversion of residential structures for office or related use." It has nothing to do with living there or how many buisnesses, just the density. My husband works for a company in Atlanta and works 3 days a week out of their office there. You can't get much lower density than that. He uses the entire bottom floor of 5310 Central. We will work very hard to get the right renter upstairs that does not have much traffic. That is why we would prefer one renter. We are being very picky. We are in no rush. As for Giddens place, I believe that people mainly use it in the same capacity that we will use our office. There is no retail there, right? I would like to at least know the scoop on the building. Does it have gorgeous hardwood floors, high ceilings, restored antique schoolhouse lighting, travertine floors and pedistal sink in the restroom, two private entries, gorgeous landscaping included, and one of the best locations for getting a quick coffee from Starbucks? I really think we have a much nicer office. Again, I would like to know what Giddens has to offer only to help come up with a sq ft price.

I write this giggling! They used natural stone all the time in historic homes. Have you been to the Ringling Mansion? Copy and paste and this might bring up an interior picture .....http://ullr.org/images/EventsPics/2004/040320-Bradenton-22.JPG I prefer travertine to marble since it is less shiney and has an older look. I always put it on the diagonal as they did in the historic mansions. Sure this is not a mansion, but it is of the same time period. Why decorate like a poorer person of the past? I like lavish if it is done tastefully. Sorry you don't like traverine. It is my favorite! I have it in my own bungalow kitchen and I think it looks great! See www.couturedecorsh.com if you want to barf. I will do the exterior(what everyone sees)to the period of the home. Have you seen us chipping away at the stucco in order to expose the brick? Even the exterior lights and fan will be of the period, not copies. Just be happy that it won't look like that horrible eyesore it has. I know I can't make everyone happy. Sorry! Nikki

Again giggling! Over a glass of wine, my husband and I joked last night that his office has become controversial. Who would have known? To the 5310 office supporters,"thanks" and to them and everyone else happy 4th!

What is your email. I just moved into Giddens Center. I can send you some info and Pics. I looked all around and it was all I could find. The only down side is no central heat and air in the upstairs units.
