My family recently moved to Seminole Heights, near Epps Park.

I'm very curious as to why there is a lack of retail/restaurant/office development on Florida Ave?

I know there is sporadic independents but the area is really lacking critical mass.

It seems like the traffic counts are high enough to entice developers to Florida and there is defintely available property. Do the auto dealerships/repair shops really do that much business? Are they holding out for more money? Are they not getting offers? What about some of the seemingly abandoned buildings?

With all of the residential money/redevelopment coming in to the area you would think restaurateurs and entrepreneurs would have followed long ago.

I know Starbucks is on the horizon, could this serve as a catalyst?

I appreciate any commentary and thanks for the info supplied on this blog.

Anonymous, thanks for your interest in the S.H. Business District(s). These are all very valid and important questions. I invite you, and others who have similar concerns, to attend the upcoming meeting of B’GoSH to participate in the dialog regarding these issues and work for solutions to improve and grow the kind of commercial entities most of us want here in Seminole Heights.

I don't have all of the answers to your questions. There are a variety reasons.

Some of the business/property owners like the status quo and this was reflected in the old business association, the Seminole heights Business Alliance. They have cheap properties to do their business and don't want to see things improve for fear their taxes would rise. These reactionary/retrograde owners don't cater to local residents and so don't care.

There are also some city rules that are made for suburban areas that make it harder for some new places to get started or built. Parking is one example. Crime has scared some people off.

Starbucks will and is serving as a catalyst. The core of shops we have now are starting to reach a critical mass. A couple more of gift/antique/curiosities/art galleries stores will make a zone worth coming to for many to shoppe and then we hope ot eat and then to have office space.

We hope the new Business Guild will push things along faster.
